Product & AI engineering team

AI-native products, built by a team with real domain knowledge.

Alkimi Tech is a product and AI engineering team, not a consultancy. We have built and delivered AI-native proptech — ElevateIQ and rePrecinct — that leading real estate agencies use every working day. We have deep commercial domain knowledge and apply it across residential, commercial and mixed portfolios. We translate domain problems into AI-powered solutions for companies of any size, across AI advisory, agentic systems, data foundations and agency platforms.

There will be no shortage of AI. There will be a shortage of execution.

Every vendor is adding an AI tab. Almost none of it survives contact with a real agency's data.

The noise is the easy part to see. Execution is the hard part, and it's where property firms get stuck.

Consultants who don't live in real estate can't execute in real estate. They don't know the data model. They can't standardise a tenancy schedule, resolve twenty years of duplicate records, or tell a rent review from a lease expiry. The project stalls at the data layer and never reaches the workflow it was meant to fix.

We live and breathe it. Alkimi built and delivered ElevateIQ and rePrecinct — enterprise proptech in market, in daily use. Our clients kept asking who they should talk to about AI. The honest answer was us, so we're opening the team to a select number of firms.

That's the difference: deep domain knowledge — including hard-won commercial expertise — combined with a team that has actually shipped product for leading real estate agencies. Not IT consultants learning your industry on your budget.

Plainly

What that means in practice.

We don't do this
  • Strategy decks with no build behind them
  • A chatbot bolted onto your website
  • Licence resale dressed up as advisory
  • AI deployed over data nobody has cleaned
  • Open-ended hourly engagements
  • Work outside real estate
We do this
  • Advise, then build the thing we advised
  • Agents scoped to real property workflows
  • Vendor-neutral stack selection, in writing
  • Data foundations first, always
  • Fixed scope, fixed price, staged commitment
  • One industry, learned properly over years
What we're opening up

Four capabilities, taken directly from how we build product.

AI advisory and agentic systems for real estate

We act as the AI advisory partner for property firms who want a straight answer from people who ship. It starts with an audit of where your team's hours actually go and what your data can currently support, and ends with working agents deployed into the tools your people already use.

These are domain-specific agentic workflows, not a general assistant. Prospect matching against a live listing. Campaign copy generated from CRM records. Inbound enquiry qualification and routing. Lease abstraction. Market report preparation. The tasks your team repeats a hundred times a month, built to a standard you can trust unsupervised.

  • AI readiness audit and ranked opportunity map
  • Vendor-neutral AI stack selection and architecture
  • Custom AI agents built on your own agency data
  • Retrieval over listings, contacts, leases and documents
  • Governance, data privacy and human-in-the-loop guardrails
  • Team enablement and rollout support

We run an internal agent fleet across code review, QA, research and data work. Everything we recommend, we have built ourselves first.

Data cleaning, entity resolution and CRM migration

This is where nearly every real estate AI project quietly fails. Twenty years of agency data is never clean — duplicate companies, four spellings of the same tenant, phone numbers in five formats, addresses that match nothing official, contacts untouched since 2014. Point a language model at that and you get confident nonsense, at speed.

We built the data infrastructure underneath our own platforms, so we do this at production scale rather than as a one-off tidy-up: deduplication, entity resolution across companies, contacts and properties, address standardisation against authoritative sources, validation and enrichment, then structured migration into whatever CRM you're moving to. You keep the pipeline, so it stays clean.

  • Deduplication and entity resolution at scale
  • Address standardisation and property matching
  • Contact validation, enrichment and decay removal
  • CRM data migration and field mapping
  • Data restructured for AI retrieval and agent use

Nothing else on this page works properly until this is done. We'll say so before we take your money.

Enterprise proptech software development

Full product engineering for property technology — data models, integrations, front end, infrastructure and the AI layer above it. This is our home discipline. ElevateIQ and rePrecinct were built by us end to end, which means we've carried products from scoping through to delivery and beyond.

We work with property firms whose internal tool has outgrown the spreadsheet it started as, and with proptech founders who need an engineering team that already understands leases, comps, covenants and campaign cycles without a six-month ramp.

  • Custom CRM, deal and campaign management platforms
  • Valuation, underwriting and reporting engines
  • Listing feeds, portal syndication and API integration
  • Embedded product engineering teams
  • Rescue and rebuild of stalled proptech builds

Real estate agency websites

A commercial agency website has one job: make your listings findable and your firm credible. We build fast, search-optimised real estate agency websites wired directly into your CRM, so listings publish themselves and nothing goes stale on the site while the deal moves on.

Because we also build the CRM, the integration isn't guesswork. Every site ships with clean semantic markup, structured data for property listings, Core Web Vitals performance budgets and a local SEO foundation — so individual buildings and agents rank, not just the homepage.

  • Agency website design and development, end to end
  • Live CRM and listing feed integration — publish once
  • Property schema markup and technical SEO built in
  • Agent profiles, sold and leased archives, enquiry capture
  • Self-serve editing for your marketing team

How engagements run

You don't have to believe us on day one.

We don't need to sell you a twelve-month programme to keep the lights on. Every engagement is staged so you can stop.

Stage 012 weeks

Audit

Paid, fixed fee. We examine your data, your systems and where your team's hours actually go. You get a written findings document, a ranked opportunity map and a stack recommendation — useful even if you never engage us again.

Stage 024–6 weeks

Pilot

We take the single highest-value item and ship it. One workflow automated, one dataset resolved, one platform rebuilt. Fixed scope, fixed price, with a measurable result at the end.

Stage 03Monthly

Scale

Once it's proven in your business, we roll it out or become your ongoing engineering team. Cancellable. The code, the data and the infrastructure are yours throughout.

What to watch out for

Key risks in the real estate AI transition.

Domain knowledge gaps

Large IT consultancies are launching AI practices fast. They can be technically capable, but without a deep understanding of real estate workflows, leases, transactions and agency operations, they will make assumptions about what matters. Those assumptions become the foundation of your AI strategy.

Data schema assumptions

Your data is not a clean spreadsheet. It spans decades of CRM records, trust ledgers, lease documents, campaign files and market evidence. A consultant that does not understand how those sources relate — and how they break — will build on sand.

Business decisions in the wrong hands

AI is not just an IT upgrade. It shapes how you price, market, lease, manage and transact. Putting decisions about your future in the hands of people who have never worked inside a real estate business increases the risk of expensive, hard-to-undo mistakes.

Execution, not just advice

Advice is cheap; shipped products are rare. Many corporates spend heavily trying to deliver their own AI tools, then fail because they lack the lived experience of end-to-end software execution. Real estate companies need partners who have actually shipped products, not just written decks.

Questions

Straight answers.

What makes you different from a consultancy launching an AI practice?

We have built and delivered enterprise proptech that's in market today. ElevateIQ and rePrecinct were built by us and are used by real estate professionals daily, which means we've already solved retrieval over messy agency data, entity resolution across decades of records, and agent reliability where a wrong answer costs someone a deal. We advise from build experience, and we build what we advise. A firm that can only produce a deck is guessing.

We know we should be doing something with AI but have no idea where to start. Can you help?

That's the most common conversation we have. It starts with a two-week paid audit of your workflows and data, and ends with a ranked list of where AI would genuinely save time, where it would add risk, and what your data can actually support today. From there we can select the stack, build the agents and train your team — or hand you the plan and step back. Both are fine outcomes.

Do you build AI agents specific to real estate?

Yes, and it's the only kind we build. Generic assistants don't understand a lease schedule, a covenant, an outgoings recovery or a comparable sale. We build domain-specific agentic workflows over your own data: prospect matching against a listing, campaign copy from CRM records, enquiry qualification, lease abstraction, market report preparation. They deploy into the tools your team already uses rather than as another window to check.

Why do you insist on data cleaning before AI?

Because language models don't fail loudly on bad data — they produce fluent, confident, wrong answers. If your CRM holds four versions of the same tenant and addresses that match nothing official, every AI output built on it inherits that. We'd rather resolve the data first and deliver something you can trust than deploy an impressive demo that quietly erodes your team's confidence in three months.

Are you tied to particular AI vendors or platforms?

No. We don't resell licences and we take no vendor commissions, so our stack recommendations are ours rather than someone's channel programme. We'll put the reasoning in writing, including where an off-the-shelf tool beats anything custom we could build for you.

What does a real estate agency website cost?

It depends on listing volume, integrations and how much of the design is bespoke, with six to ten weeks from kickoff to launch for a typical build. We quote fixed price after a scoping call rather than running an open-ended hourly engagement, so you know the number before anything starts.

Can you clean our data and migrate it into a new CRM?

Yes — deduplication, entity resolution, address standardisation, contact validation and field mapping into the destination system. We work from whatever exists: legacy exports, spreadsheets, shared drives, or years of inconsistent manual entry. You receive the cleaned data and the pipeline that keeps it clean, so it doesn't decay back to where it started.

How big is the team, and who actually does the work?

A large team of senior engineers, supported by an internal AI agent fleet we built and run across code review, QA, research and data work. There's no offshore handoff and no graduate bench — the people who built our products are the people on your engagement. That combination is why we ship at the pace we do, and it's the same approach we help clients adopt.

Do you only work with firms in Melbourne?

We're based in Melbourne and much of our agency platform work is Victorian, but we work with real estate firms and proptech companies across Australia and internationally. Everything runs remotely and asynchronously, and the team is built for it.

Who owns the code, the data and the infrastructure?

You do. Code is delivered into your repository, hosting sits in your own accounts, and your data is never used to train anything or shared with other clients. If you stop working with us you keep everything and can hand it to another team without renegotiating a thing.

Bring us the confusion.

Thirty minutes, no deck. Tell us what you've been pitched, what your data looks like and where the hours are going. We'll tell you what we'd do first, what we'd ignore, and whether it's worth paying us for.
